Valuation

Firstly, if you are renting, you will require a valuation. We can offer you a free, no obligation, factual and accurate appraisal of the current market value of your home. Our experience allows us to provide you with a valuation based not only on our in depth knowledge of Ealing and the surrounding areas, but also utilising our database of current rental values achieved. Instructing the Agent

Once you have received your valuation, and provided that you are satisfied with it, we will then proceed to market your property. Bearing in mind the importance of presentation, we will ensure that the details highlight the important aspects and features of your property and ensure that your home is shown to its best possible advantage with the aid of full colour photographs. Our terms and conditions also seek detailed instructions in respect of certain matters, especially where you ask us to deal with letting only of the property.

 

Energy Performance Certificate (EPC)

It is the obligation of the person renting out the property to provide an EPC in readiness for marketing (and certainly within 7 days of the commencement of marketing). We have a local EPC provider whom we can recommend to you who will attend the property and, with any necessary information from you to supplement the inspection, will provide the relevant report to you and to us usually within 48 hours of inspection.

 

Marketing

Once you have instructed us to proceed, you will then be in a position to advise prospective renters. Appointments to view your property are made by us and accompanied or direct viewings will be arranged for prospective tenants to view your property.

Your property is now ready to market and we offer the following:

To Let Board - This is the most simple and effective marketing tool, available 24 hours a day.

Office and Window Display – External and internal photographs will be displayed in our premises in order to optimise exposure to the market place. In addition, we have a "rolling screen" display on our television screen in our office window.

Email – Wherever possible, all prospective tenants who register with us are asked to provide an email address in order to ensure that they are notified of any new properties as soon as possible once we have received your instructions.

Mail Shots (and telesales) -  We will contact registered prospective tenants as soon as possible after receiving your instructions and details of your property will be forwarded to any new registered renters.

JME Website – This is constantly updated and full colour details of your property are placed on our website as soon as possible as an essential part of its marketing.

RightMove and On the Market – Besides the exposure on our own website, we advertise on RightMove and On the Market which we believe to be the best quality portals on which to feature your property.

Advertising – We advertise regularly in a glossy colour magazine, Westside, which is available throughout West London.

 

Progressing Your Rental

At John Martin Estates, we aim to keep you regularly appraised of the letting process from offer right through to sign up and to liaise with your prospective tenant in order to ensure that the transaction is progressed as smoothly and efficiently as possible.

 

Offers

Any offers we receive are verbally notified to you promptly and then followed up in writing. We will liaise with you until an acceptable offer is agreed and accepted. At this point, we will take a holding deposit of one week's rent, obtain "Right to Rent" information and verify the status of each applicant and begin the referencing process. In addition, you may need to consider certain matters of which we will advise you, including gas and electrical safety certificates, furniture and furnishings (fire safety) regulations, smoke alarm regulations, deposit protection and inventory processes and non-resident landlord issues and provide us with certain essential information, including your bank details.

References

Once all references are received, we will provide them to you and seek approval to proceed to sign up when we will also confirm the commencement date for the tenancy.

 

Sign Up

The sign up takes place on an agreed date and commencement of the tenancy may be the same day or shortly thereafter. All matters will need to be addressed in readiness for this, including any gas safety certificate, inventory and check in. We will receive from the tenants the balance of the sign up monies (five weeks' dilapidations deposit and first month's rent in advance less the holding deposit already paid) and account to you in respect of the net monies due to you following deduction of all relevant fees and contractor invoices.

 

Property Management or Rent Collection

We also offer a comprehensive property management service or rent collection to all landlords whether you have let your property through us or not. However, if we let and manage your property or collect the rent we offer the ability to pay the letting fee over the letting period.  This service provides value for money and we deal with all the management issues promptly and efficiently.  We also have the legal knowledge to serve notices when required.

 

We ensure:

prompt payment of rental monies direct to your bank account

 

monthly rental statements by post or email depending on your location

 

payment of ground rents and service charges on your behalf

 

periodic property inspections and notification of pertinent issues
